Flat Roofing Options

Commercial Flat Roofing

SINGLE PLY MEMBRANE

Our selection of single-ply membrane for commercial flat roofing solutions include PVC, TPO, and EPDM membranes. PVC is strong and ecologically friendly, appropriate for both many types of commercial applications. TPO is a UV-resistant product at an affordable cost that is suitable for industrial and commercial applications. EPDM is very durable to changing weather conditions and has elasticity properties that give long-lasting performance assurance. For these reasons alone single ply membrane options are a great choice for commercial flat roofing.

Modified Bitumen Roll Roofs

Modified bitumen roofs are reinforced with fiberglass or polyester mats and applied using cold adhesives or a blow torch. These roofs are flexible, durable, and resistant to extreme weather, cracks, and fire, providing long-lasting protection and easy maintenance.

Frequently Asked Questions

What types of martials do you install?

For our commercial clients, we primarily install; EPDMTPO PVCModified Bitumen Roofs

What is the best roof system for a flat roof?

There is no one Flat Roof System that is best for all applications. Keep in mind that even if you are using the best materials, your Flat Roofing still can be installed improperly and you could end up with a leaky roof. Good workmanship and proper attention to detail (e.g., flashing and drainage issues) are just as important as material selection. Also, maintenance plays an important role in roof system integrity and service life.

Should I Recover or Replace my flat roof?

Recover

If after inspection your existing flat roofing has minimal wet or no insulation on top of your roof in many cases we can save you a great deal of money by leaving your existing roof in place and recovering it with a new membrane. The advantage of this is you save on the cost of disposal and labour to remove the existing roof as well as increasing your R-value with insulation if required. As well, we can still provide you with a workmanship warranty and a manufactures warranty

Replace

If after inspection we find extensive wet insulation and the possibility of roof deck issues we would recommend replacing the roof as you do not want to cover up wet insulation with no R-value and cover up a potentially rusted or damaged deck which will cost you a great deal more in the long run.

What are the advantages of flat roofing?

Cost Effective: Generally cheaper to install, as well as in terms of maintenance.

Space Utilization: It provides extra room for HVAC systems, installation of solar panels, and a possible rooftop garden.

Ease of Installation: Less time is consumed installing it compared to pitched roofs.

How often should a flat roof be inspected?

This should involve at least two times a year in spring and fall with additional inspections following major weather events.

What tends to be involved in routine flat roof maintenance?

Debris Removal: Cleaning leaves and other debris from the surface to prevent clogged drains.

Seam Inspection: Inspect for loose or otherwise damaged seams.

Surface Cleaning: Clean the surface to rid it of dirt and moss.

Drain Maintenance: Be sure all drainage systems are open and functioning properly.

What is the life cycle of a flat roof?

Different materials used in flat roofing have an average life expectancy of the following periods:

EPDM: 20-30 years.

TPO: 15-20 years.

Modified Bitumen: 10-20 years

4 ply/ BUR: 20-30 years

Are flat roofs efficient in terms of energy?

Can I install a flat roof myself?

This is possible, but not recommended unless you have prior experience with roofing installation. Professional installation guarantees proper techniques and observation of safety standards.
